How Much Land Will Lenders Accept?
Most high-street lenders cap their lending at properties with 5-10 acres of land. Beyond this, they worry about valuation accuracy and resale risk. Specialist rural and agricultural lenders, however, will consider properties with 50+ acres and value the land appropriately based on its type and use.
Woodland-Specific Challenges
Woodland can be tricky for valuers as its value depends on the type of trees, management status, access rights, and any Tree Preservation Orders (TPOs). Some lenders exclude woodland from their valuation entirely, while specialists will value it based on its timber, ecological, and amenity value.
Agricultural Ties and Restrictions
