Remortgaging at Different Ages
Age affects your remortgage options — but it doesn't prevent them. We find lenders with flexible age limits, including options for borrowers over 70.
Remortgaging at Different Life Stages
As you get older, remortgaging becomes more nuanced. Lenders have maximum age limits (at the end of the mortgage term), and your income may change as you approach or enter retirement. However, remortgaging is possible at any age — including well into retirement. The key is matching you with a lender whose age policy and income assessment criteria suit your circumstances.
- Lenders with maximum ages up to 85+ at term end
- Retirement income (pensions, investments) fully assessed
- Shorter mortgage terms to accommodate age limits
- Interest-only options for older borrowers

Your home may be repossessed if you do not keep up repayments on your mortgage.
Remortgaging in Your 40s-50s
At this age, most lenders will offer standard terms. You may want to consider whether to shorten your mortgage term (reducing total interest paid) or keep it longer for lower monthly payments. This is also a good time to review your mortgage strategy as retirement approaches.
Remortgaging in Your 60s
As you approach retirement age, lenders will want to see evidence of your post-retirement income — pensions, investments, rental income. Some lenders have maximum ages at term end of 70-75, so you may need a shorter term or a lender with more flexible age policies.
Remortgaging at 70+
Remortgaging over 70 is possible with specialist lenders who accept borrowers up to 80-85+ at term end. Pension income, investment income, and rental income are all considered. Interest-only mortgages can be particularly suitable, with the property itself as the repayment vehicle.
Later Life Lending Options
If standard remortgaging isn't suitable, later life lending products include retirement interest-only (RIO) mortgages, lifetime mortgages, and equity release. Each has different features and implications. We'll advise on the most appropriate option for your situation.
